Please find the below definition of terms commonly used in the building industry that may prove helpful to you during your building process:

Building site - This is simply the area of land where we will be building your “Brand New home”.

Cyclone rated - All Grady Homes are built to withstand cyclonic conditions. Each Building site has a “Wind Speed” determined. This is based on a number of factors including the Regional Wind Velocity, the Terrain of the surrounding area and any Shielding available from other houses and buildings. The wind speed that is established is then used by the structural engineer to design the home to ensure structural integrity is maintained during cyclones.

Façade - This determines the “look” of the home from the street. It is often represented by an artist’s impression or photo of an existing home. Many of our designs have a number of optional Facades to pick from. So you can get the room layout you want and the “look” you like.

Floor plan - This is a line drawing detailing the layout of the rooms of the home.

Footings - The part of the concrete floor that is dug into the ground, also referred to as the foundations. The size and design of the footings are determined by the structural engineer and will vary depending on the soil type to minimise any possible movement in the home.

Front elevation - This is a detailed line drawing showing the house from the front.

Slab - This is the concrete floor of the home. It includes the “Footings” and the floor surface itself.

Soil Type - Every block of land is different and a soil test is carried out on each building site to identify the Soil types. Soil types vary but are typically S, M or H. This “type” indicates if the soil is Slightly, Moderately or Highly Reactive, which is a measure of how much movement there is in the soil when it gets wet and dries out.

Turn Key - A term more commonly used with investment homes that are ready for tenants to move into immediately. This is similar to purchasing a used home, where all you have left to do is “Turn the Key” and move in, except this is a “Brand New” home.
