You will greatly benefit by having a chat with one of our  Professional Housing Consultant about what you are looking for and what you want to achieve.  They just love to share their knowledge of homesite and home selections.

What’s the Investment Amount
If there is any advice we can give you at this point, it is to have a very clear understanding of how much you are able to invest in your new home and make sure your housing consultant is fully aware of this amount.
It is impossible for our Professional Housing Consultants to provide the best recommendation to you without an accurate understanding of the funds available to build your new home.

Choosing your new home

Choose a look (style)
A home’s street appeal is important to both pride of ownership and resale value; if you ever decide to move on.
We have a wide variety of styles to choose from and most plans have the option of a number of facades.
Most people will have a couple of facades they would like and this should be kept in mind when choosing your floor plan or internal layout.

Choose a plan
In choosing a floor plan, our Professional Housing Consultants will talk with you about your lifestyle, who will be living in the home, the orientation of the building site you choose etc.

Grady Display homes
Many people find it beneficial to look at our Display homes to get a “feel” for the different homes.
Just as importantly, these homes are a good way to help understand the designs by comparing room sizes.
They also display the quality of workmanship you can expect in a Grady Home.

Land – Yours or Ours
Many of our customers have already purchased their land when they come to us about their new home.
Others are still looking.  We are able to help in a couple of ways here.
Firstly, we have exclusive access to a range of building sites.
Secondly, we can provide advice about the suitability of land you may look at for the type of home you are looking at.
Either way, whether you bring the land to us or we bring the land to you, we will provide direction in relation to the best way to position the home on the site to minimise the effects of the sun and to maximise the effects of cooling breezes.

House & Land Packages
When we put a house and land package together, we have already considered a number of factors the major ones being;
The suitability of the home for the area where it is being built,
The orientation of the house in relation to the sun and cooling breezes and;
 the covenants that apply to the area.
Customised House & Land packages are as popular as our promoted House & Land Packages.  With a Customised House & Land Package, in addition to all the usual things we take into consideration, we also take specific needs of the client into consideration as well.

Buying your new home

At Grady Homes we take the time to find out what your needs are and recommend homes based on those needs.  We also take the time to explain how things work and provide you with information about our homes, about us, and about the way we carefully manage the process of building your home.
This all means that when you are dealing with Grady Homes, you are in a position to make a smart decision.

At Grady Homes, we believe there is much more to building a home then providing a quality product, on time and at the agreed price.  We believe you should enjoy the experience of building a new home.
Over the many years we have been in business, we have developed and refined, a process of working with our clients to ensure a trouble free, stress free and enjoyable relationship from start to finish and beyond.

Guarantee – 5 month build
When you decide to build with Grady Homes we will provide you with a start date and a guaranteed completion date 5 months from start.

Building your new home

What you do
Once you have decided on the home you would like, you then get to pick your colours, tiles, carpets and fittings.  You can either do this on you own or you can use the services of the Professional Colour Consultant that we provide free of charge.
Then you relax, drive by to keep an eye on things if you like, and wait for our regular update on progress.

What we do
We do everything we can to make sure you enjoy the experience of building your Grady Home.
We give you the scheduled start date.
We get all the council plans prepared and submitted for approval.
We pay all the fees associated with the building of your new home.
We carefully record all the selections you make.
Then we go ahead and build the home without needing to chase you up to make decisions along the way.
We keep it simple, from start to finish.

Living in your new home

Once you move in
Handing your home over to you is another area where we take care to ensure you are happy with everything.
Before hand over date, we will go right through the home with you to make sure every thing is to your satisfaction.
Once you move in we have a 12 months maintenance warranty period (twice as long as the industry standard!) and a 6 year structural guarantee.
We like to make sure if something is not quite right, we get it fixed for you straight away so that you continue to enjoy living in your home for years to come.  After all, when your friends come over we want them to be impressed with your home too.
